Best Room Addition Under $30,000 Design/Build This 280 sq. ft. addition, attached to the back of an existing home, was to serve as an open art room. Fixed windows were used on the back wall, with trapezoid windows placed above those. The client did not want a tightly closed "box" room, so a cathedral ceiling was built with a beam to support the rafters. This opened the room up and gave it a feeling of being large. A structural engineer had to design the foundation and size the fitch plate beam. Scaffolding was required to set the fitch plate beam. Track lighting was put in the cathedral ceiling.
Best Room Addition Over $100,000 Design/Build This one story, 16' 6" x 42' addition involved the remodel of the master bath and game room upstairs. The addition included tying into the existing cement tile roof and finding a matching tile. Also, the existing porch and overhangs were badly infested with termites. The slab and concrete work was complicated by the removal of a 3' wide oak tree from the site of the new slab. This required soil tests and structural engineering design of the foundation. The addition was designed with a 9' ceiling. Three French swing patio door units were installed with 7-lite transoms installed above. This allowed more light into the existing room because of the high ceiling. Patterned concrete was used for the flooring in the new addition. The ceiling in the new addition was wallpapered with a stamped look and then painted. Updating the master bathroom involved new custom vanities with solid surface countertops. The wet bar was torn out of the game room. Operating and French doors were added to back of kitchen.
